Yantis Company contracted with Santikos and began construction on the $3.2 million Academy Sports & Outdoor project, located at Interstate Loop 410 and Military Road. Yantis was responsible for total site construction including the grading, sewer improvements, water improvements, drainage, paving, and pad construction. This project was unique in the aspect that the site construction was contracted directly with the ownership group and did not involve a general contractor. The job schedule was extremely aggressive, as the entire site work package was to be completed within 5 months. Yantis Company completed its scope of work in what Academy called “the best site turnover they have ever had.”
After Yantis Company’s quick completion of Phase 1, Santikos Investments negotiated with Yantis Company the construction of Phase II of the commercial development, which included two building pads for new retail properties. Additionally, the project included a major underground detention basin and related drainage structures as well as a parking lot to serve the retail establishments.
